Fire door closer regulations in the UK — what you need to know

Fire doors save lives. But a fire door without a correctly specified and functioning door closer is not a fire door — it's just a door. UK regulations are clear on this, yet it remains one of the most commonly overlooked compliance failures in both commercial and residential buildings.

Why door closers are a legal requirement on fire doors?

Under the **Regulatory Reform (Fire Safety) Order 2005** (FSO), the responsible person for any non-domestic premises must ensure that fire doors are maintained in an effective condition. This includes the door closer — the mechanism that ensures the door returns to its closed position after use.

A fire door left propped open, or one fitted with a closer that fails to pull it fully shut, offers no fire or smoke protection. The door closer is therefore not optional; it is a legal safety component.

For residential buildings of more than two storeys, **Part B of the Building Regulations** similarly requires self-closing devices on fire doors in certain locations — notably on doors to protected stairwells.

·        BS EN 1154 — the key standard for door closers

·        BS 8214 — installation guidance

·        The minimum power size for a fire door is EN 3
