BS 8214:2026 Now in Force — Fire Door Compliance Obligations Have Changed
The new BS 8214:2026 British Standard for fire-resisting and smoke control doors came into effect on 31 March 2026, replacing the 2016 edition in the most significant update to UK fire door guidance in a decade. Crucially, BS 476-22 has been withdrawn and replaced by EN 1634-1 as the test standard for commercial fire doors — responsible persons have until September 2029 to ensure any doors tested under the old standard are upgraded. Section 9.4 has been strengthened to close loopholes around non-compliant installations and frame-to-structure sealing. Trade customers should be reminding clients now: six-monthly professional inspections are the BS 8214 benchmark for commercial premises.

Checking Fire Door Gap Tolerances Before You Leave Site
Under BS 8214:2026, the maximum permissible gap between a fire door leaf and the frame is 3mm on the hinge, latch, and head sides — 8mm at the threshold on a flat floor. Before signing off any fire door installation, check every gap with a feeler gauge rather than eyeballing it: even 1mm over tolerance can invalidate the door's certification in an inspection. Pay particular attention to the hinge side, where over-cut or reused rebates frequently cause non-compliant gaps. Photograph the installed gaps and retain them digitally as part of the building's safety record — increasingly required under the Building Safety Act's "golden thread" obligations.
